Why and when do you need to obtain an official local authority search?
A local land search (Local Land Charges search) is part of the conveyancing process when buying a property or land, any lender will request this search to be conducted and cash buyers are more likely to commit to a purchase.
The search is to protect any buyer from future displeasures that could affect the use, buy to let or re-sell value of a property, the local land search enables every buyer to make a sound decision in the purchase of their property.
The buyer will be presented with a Certificate made up of 2 parts, a LLC1 and Con29R.
In further there are several other searches required in the conveyancing process.

Identify the borough the property is under using Title Plan and Title Register (this is usually given to the buyer from the seller’s solicitor) We will recommend the best conveyancing search package relevant to the property if a client is in doubt.
The second step
Lodge official local authority search and others
Lodge the official Local Authority and (other searches if required). During this point of the process we actively communicate with the departments responsible for gathering the data which gives us a head start in knowing if any problems have arisen and the quickest way to go about overcoming them minimising the chances of the results being held up.
- A property is not yet registered and data cannot be found
- A property lies on the boarder of two different boroughs.
The final step
Chasing search for completion and returning back to clients
We quality check all reports before returning them to our client and offer advice were applicable as to whether any further searches would be suitable (such instances would be if an environmental report has been returned as Failed).
